Data Center Build and Operations Costs

Construction has no standard list price because no two data centers are alike. The cost structure is consistent, however. This page explains what each line item in a proposal pays for.

Four parts of the construction budget

Site infrastructure

Structural work, architectural finishes, water and drainage, and site works. Renovating an existing building has a very different cost structure from new construction.

Electrical systems and redundancy

Cooling and racks

Cooling design is the largest variable. Air-cooled, liquid-cooled, and hybrid systems require different piping, power distribution, and rack layouts.

Monitoring and environmental controls

Why construction has no list price

The same 1 MW deployment can cost several times more in a thirty-year-old factory than on a greenfield site. Cost depends on whether existing power capacity is sufficient, whether the floor can carry the load, where water and drainage are available, and how long local permitting takes.

We begin with an on-site assessment and airflow simulation, then issue an itemized proposal once those variables have been quantified. This usually takes two to four weeks and establishes the basis for every estimate that follows.

Operations are more standardized. Data center technical maintenance uses annual contracts billed monthly. The 24×7 remote support covers firewalls, switches, servers, storage, and mechanical and electrical systems, with defined response times from incident reporting. Emergency on-site work is priced by weekday or holiday and business or non-business hours.

Four stages from assessment to proposal

Collect requirements and site data

Target compute scale, delivery schedule, existing power and structural conditions, and local regulations and permits.

Assess the site and simulate airflow

2 to 4 weeks

Use CFD thermal simulation to validate the cooling design while confirming power capacity and floor loading.

Design the solution and itemize costs

Produce design drawings, an equipment list, and itemized pricing, identifying which elements are custom and which can be standardized.

Build and accept

Payments follow project milestones. Before handover, we run full-load stress tests and an operational readiness review. After acceptance, the project moves to an operations contract.
